Every structure erected or constructed in conformity with the Ohio Building Code, the Ohio Residential Code for One, Two and Three Family Dwellings, Permanent Foundations Guide for Manufactured Housing or any other technical code adopted by Ordinance, or in conformity with any local Ordinance or State law or regulation, shall be maintained so as to keep all facilities, appliances and equipment required by such technical codes, Ordinances or Laws in effect at the time of construction in satisfactory working condition. The maintenance required by this section includes, but is not limited to, the obligations to:
(a) Maintain all circuit breakers and fuses at an amperage that does not exceed the safe load capacity of the wiring protected thereby and to replace all electrical wiring that is improperly or inadequately insulated;
(b) Maintain all mechanical ventilation systems in efficient working order and fitted with appropriate screens to prevent the entry of vermin and insects;
(c) Maintain all plumbing fixtures and all water and waste pipes in a sanitary condition, free from defects, leaks and obstructions;
(d) Maintain all water heating devices and furnaces in good working order and efficiently vented;
(e) Maintain all fire detection and suppression equipment in proper working order and properly supplied with electricity and water necessary to the operation thereof;
(f) Keep all required avenues of ingress and egress open, free of obstructions and properly lighted.
