Single-family dwellings. For two-story single-family dwellings, no such dwelling shall have a living area of less than 1,400 square feet of livable floor areas, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures. For single-story (“ranch style”) single-family dwellings, no such dwelling shall have a living area of less than 1,100 square feet of livable floor areas, exclusive of garages, cornices, eaves, gutters, porches, balconies, terraces, or outside enclosures.
