§ 150.30 COMPLIANCE WITH REGULATIONS REQUIRED.
   (A)   It shall be unlawful for any person, persons, firm or corporation to construct, repair, alter or add to, any building or other structure in the village, except in compliance with the terms and provisions contained in this chapter and in the manner hereinafter specified.
   (B)   No building or other structure shall hereafter be constructed or altered in any manner contrary to the provisions of this chapter or in any of the following manners:
      (1)   To exceed the height;
      (2)   To accommodate or house a greater number of families;
      (3)   To have narrower or smaller rear yards, front yards, side yards or other open spaces.
   (C)   On existing lots of record as of 8-13-1979 having a minimum width of 50 feet, a one-family dwelling shall be permitted. In such case, the owner of the lot must meet minimum requirements of this chapter.
   (D)   No yard or lot existing as of 8-13-1979 shall be reduced in dimensions or area below the minimum requirements set forth herein. Yards or lots created after 8-13-1979 shall meet at least the minimum requirements established by this chapter.
   (E)   (1)   All site improvements shall be comply with the applicable portions of Chapter 152 of this code, including, but not limited to, drainage, detention, utility, erosion control and traffic impacts requirements.
      (2)   The village shall have the right to require a traffic impact study if the building construction or alteration will generate traffic volumes equal to or greater than 100 vehicle trip ends during the highest peak hour.
      (3)   If required, the developer shall complete a traffic impact study and incorporate any improvements recommended by the study.
      (4)   The traffic impact study shall be prepared in accordance with the State Department of Transportation Access Management Manual.
      (5)   The study area shall be determined by the village.
      (6)   The traffic impact study and plans for necessary improvements shall be submitted with the construction certificate.
