§ 159.033 SITE AND STRUCTURAL REQUIREMENTS.
   (A)   Area, lot coverage and dwelling standards.
      (1)   All lots planned and platted for development hereafter shall have a minimum lot size of 6,600 square feet shall be provided in all such.
      (2)   No building permit or other variation shall be granted to a property owner, tenant or other person for any property for a lot of less than 6,600 square feet in the R-1 Single-Family Residential District.
      (3)   The minimum lot area per dwelling unit not serviced by the Village Water and Sewer Department shall be 15,000 square feet. No building with its accessory buildings shall occupy in excess of 35% of any interior or corner lot. Lot area is not to include street dedications.
   (B)   Yards.
      (1)   Front yard. There shall be a front yard having a depth not less than that established by an existing main building on the nearest lot within 100 feet. However, on a lot between two lots, each within 100 feet, which lots have established front yards, then the minimum front yard shall be that established by line joining the nearest corner of the main building on one lot and the nearest front corner of the main building on the other lot. Nothing in this division (B)(1) shall require that a front yard be more than 35 feet in depth or to permit a front yard of less than 20 feet in depth. On a lot that is not within 100 feet of a lot with an established front yard, the front yard shall be not less than 25 feet.
      (2)   Rear yard. There shall be a rear yard of not less than 15% of the depth of the lot; provided, however, that, the yard shall be a minimum of 15 feet in depth.
      (3)   Side yards. Two side yards shall be provided for each lot. The combined width of the two side yards shall be not less than 20% of the width, with a minimum width of five feet for either side yard.
      (4)   Corner lots. Front yard requirements shall be complied with along both streets abutting corner lots; except that, the depth of yard abutting the side street need not exceed 25 feet.
   (C)   Building height. No building shall be erected or altered to exceed 32 feet in height.
   (D)   Garages and other accessory buildings.
      (1)   General requirements.
         (a)   No other accessory building, except a garage, shall be constructed, used or maintained except as provided and conditioned as follows:
            1.   One accessory building of a size not to exceed 100 square feet in area may be constructed, used and maintained upon a residential lot being 7,500 square feet in area or less.
            2.   One accessory building of a size not to exceed 200 square feet in area may be constructed, used and maintained upon a residential lot exceeding 7,500 square feet in area.
            3.   One accessory building of a size not to exceed 300 square feet in area may be constructed, used and maintained upon a residential lot exceeding 12,000 square feet in area.
         (b)   In addition to the one garage permitted by division (D)(2) below, only one other accessory building (within the constructed limits stated in division (D)(1)(a) above) shall be constructed or permitted on one residential district lot.
         (c)   No portion of a private garage or other accessory building shall extend beyond the established building line or violate the restrictions of § 159.004.
         (d)   No accessory building of wooden, frame construction shall be constructed, installed, used or maintained unless there is constructed and installed within the accessory building a concrete floor.
      (2)   Additional provisions for garages.
         (a)   Specifications for private garages. No private garage, as defined in § 159.004, shall be constructed to exceed 600 square feet in area nor shall any side thereof exceed 25 feet in length. Further, no door opening of any garage shall exceed eight feet in height nor shall the overall height of any garage exceed 12 feet even grade. No more than one two and one-half car garage shall be constructed on one residential district lot.
         (b)   Uniformity required.
            1.   All the exterior walls, trim, decorating, cornices, gutters, leaders, balconies, enclosures, ornamental elements, roofs or other enclosing surfaces of garages attached to residential buildings in R-1 Residential Districts shall be of the same type of construction and materials as the sidewalls, roof and exterior surfaces of the existing residential building to, in or on which the garage is attached.
            2.   All the exterior walls, trim, decorating, cornices, gutters, leaders, balconies, enclosures, ornamental elements, roofs or other enclosing surfaces of garages for residential buildings in R-1 Residential Zoning Districts shall be of the same type of construction and materials as the sidewalls, roof and exterior surfaces of the existing residential building for which the subject garage is an accessory building, except this requirement shall not apply to:
               a.   Any garage located entirely within the rear yard of the subject property; or
               b.   Any garage which is situated entirely between:
                  i.   The furthermost rear part of the existing residential building (including the extension of the plane of the furthermost rear part to the side property lines); and
                  ii.   The rear property line; however, no part of the garage shall be within six feet of any part of the described existing residential building for which the subject garage is an accessory building.
   (E)   First story.
      (1)   All exterior walls of the first story, as defined in § 159.004, of any residence and attached garage located in an R-1 Single-Family Residential Zoning District shall be constructed with a face brick exterior.
      (2)   No first story exterior walls of any building located in an R-1 Single-Family Residential Zoning District shall be constructed of blocks, stucco, synthetic brick veneer, metal or wood, or any combination thereof.
   (F)   Rain gutters and drains. It shall be unlawful to construct, erect, build or maintain any building for residential occupancy within an R-1 Residential Zoning District without the installation and maintenance of rain gutters and drains upon the roof of the building, which shall not be less than four inches in diameter.
   (G)   Double and reverse frontage lots. Double frontage and reverse frontage lots shall be avoided except where essential to provide separation of residential development from traffic arteries or to overcome specific disadvantages of topography and orientation.
