   (B)   Basements shall be considered as one-half story; cellars and attics are not included.
   (C)   The minimum lot area shall be increased for each family unit more than one. In accordance with the following schedule:
      (1)   Dwelling units other than efficiency units, as defined: 1,000 square feet; and
      (2)   Efficiency dwelling units as defined in this chapter: 600 square feet.
   (D)   Lot areas and widths, in Residential Districts, shall be as follows:
 
Without public water and public sewer
Minimum Area

Lots with public water, but not public sewers and vice versa

In addition to the required lot size shown above, the site shall be restricted by the specified building coverage and parking requirements, and no more than one-half of the open area (lot area excluding buildings) shall be devoted to off-street parking or parking access.
 
   (E)   The minimum setback shall be greater where required by sight-triangle regulations see § 156.109.
   (F)   If the use is a garage with vehicle door(s) facing adjacent street, then the minimum setback to the vehicle door(s) shall be the same as the front yard minimum for the district or 15 feet, whichever shall be greater.
