§ 1163.04 DEVELOPMENT STANDARDS.
   (a)   Lot and Building Requirements. The following lot and building requirements are minimum standards, except where noted, and shall apply in the Multi-Family Residential Districts (MF-A and MF-C):
      (1)   Lot area (minimum): 15,000 square feet.
      (2)   Lot coverage (maximum): 35%.
      (3)   Lot width: 80 feet of frontage on an improved public right-of-way.
      (4)   Lot width on a curving street or cul-de-sac: 45 feet of frontage on an improved public right-of-way and lot width shall be 80 feet at the minimum building line.
      (5)   Front yard setback: 25 feet as measured between the street right-of-way line and the building setback line.
      (6)   Side yard setback: 10 feet; for a conditional use, the side yard setback shall be 15 feet.
      (7)   Rear yard setback: 25 feet as measured from the rear property line; an accessory building may be located in the rear yard no less than eight feet from the rear property line.
      (8)   Dwelling dimensions: The following dwelling dimensions measured in terms of square footage shall apply to all residential dwellings in the Multi-Family Residential Districts:

   (b)   Supplemental Standards. The following supplemental standards shall apply within the Multi-Family Residential Districts (MF-A and MF-C):
      (1)   No building shall exceed 35 feet in height, nor more than two and one-half stories in height.
      (2)   Applicable standards shall be met in corresponding sections of this Zoning Code.
      (3)   Two or more multiple-unit structures located on the same lot shall locate no closer than 20 feet to each structure.
      (4)   One covered parking space may be provided per dwelling unit in clusters not to exceed six spaces.
