§ 1296.08  RESTORATION AND USE OF DAMAGED BUILDINGS.
   (a)   Nothing in this Zoning Code shall prevent the reconstructing, repairing, rebuilding or continued use of any nonconforming commercial or industrial building or structure damaged by fire, collapse, explosion or act of God subsequent to the effective date of this Zoning Code (Ordinance 74-0-128, passed October 17, 1974), when the expense of such work does not exceed 50% of the replacement cost of the building or structure at the time such damage occurred.
   (b)   Nothing in this Zoning Code shall prevent the complete reconstructing, repairing or continued use of any nonconforming residential building or structure damaged by fire, collapse, explosion or act of God subsequent to the effective date of this Zoning Code.
