(A) Three copies of a sketch plan shall be submitted to the City Clerk's office for referral to the City Engineer and City Planner. Within ten days of the referral, the City Engineer and City Planner shall comment on the sketch plan's consistency with the comprehensive plan, zoning ordinance and availability of public utilities.
(B) The City Clerk shall notify the subdivider of the initial findings and recommend one of the following:
(1) The subdivider may proceed to the preliminary plat stage, because the sketch plan is consistent with city plans and ordinances.
(2) The subdivider may proceed to the preliminary plat stage, because the subdivider accepts the recommendations of city staff to proceed with preliminary platting.
(3) The subdivider must submit the sketch plan to the Planning Commission and City Council for review and approval, because the proposal involves a PUD or the subdivider does not accept the recommendations of city staff in the administrative review.
(4) The subdivider may withdraw the request for sketch plan approval, because of inconsistencies with city plans and ordinances.
