§ 156.156 PRINCIPAL AND ACCESSORY USES AND REGULATIONS.
   (A)   Permitted uses.
      (1)   Police station or fire station;
      (2)   Telephone exchange or public utility substation;
      (3)   Commercial greenhouse;
      (4)   Tree nursery;
      (5)   Farm equipment sales and service;
      (6)   General industry, as defined in § 156.007;
      (7)   Light industry, as defined in § 156.007;
      (8)   Warehousing and bulk storage (not commercial self storage);
      (9)   Lumber yard;
      (10)   Communication relay tower;
      (11)   Wireless communication tower;
      (12)   Truck terminal;
      (13)   Grain storage;
      (14)   Automobile sales and service;
      (15)   RV and camper sales and service;
      (16)   Motor vehicle repair;
      (17)   Service station, with or without repair;
      (18)   Electric appliance service and sales;
      (19)   Radio, television, and music sales and service;
      (20)   Satellite dish sales and service; and
      (21)   Wholesale produce terminal.
   (B)   Accessory uses.
      (1)   All accessory uses customarily associated with the permitted uses set out above;
      (2)   Public utility installations for local service;
      (3)   Administrative offices that are incidental to the operation of the permitted use;
      (4)   Uses listed below that are included within and entered from within any industrial building as a convenience to the employees thereof, provided that the accessory uses shall not exceed 10% of the gross floor area of the permitted uses in the building, and no exterior advertising diplays for any of the accessory uses shall be visible from outside the building:
         (a)   Newsdealers;
         (b)   Gift, craft, or souvenir shop;
         (c)   Coffee or refreshment stand; and
         (d)   Delicatessen.
      (5)   Automobile leasing and rental services may be permitted as an accessory use to automobile sales and services; and
      (6)   Recycling collection facility, defined as a building or trailer providing for a collection location for the temporary storage of recycleable materials. Such facilities shall be restricted to the rear or side yard, and all materials must be completely enclosed within the storage containers at all times.
   (C)   Special exceptions.
      (1)   Airport;
      (2)   Public park;
      (3)   Self storage units (commercial);
      (4)   Liquid fertilizer storage and distribution (commercial);
      (5)   Coffee shop or refreshment stand;
      (6)   Delicatessen;
      (7)   Restaurant, without alcoholic beverages;
      (8)   Banks and other financial institutions; and
      (9)   Offices and/or laboratories (medical and dental).
   (D)   Area and height regulations for permitted uses.
      (1)   Minimum lot size: 30,000 square feet;
      (2)   Minimum lot width: 100 feet;
      (3)   Minimum depth of front yard: 40 feet;
      (4)   Minimum depth of rear yard: 15 feet, except where the rear yard abuts a residential district, in which case the minimum rear yard depth shall be 40 feet;
      (5)   Minimum depth of side yard: ten feet, with a minimum of 20 feet from any existing building on an adjacent lot, except where the lot line abuts a residential district, in which case the minimum side yard depth shall be 25 feet, with a minimum of 40 feet from any existing building on an adjacent residential lot;
      (6)   Intensity: the total floor area of the industrial building shall not exceed 85% of the lot area; and
      (7)   Maximum building height: 60 feet, except that chimneys, cooling towers, elevator bulkheads, fire towers, penthouses, stacks, tanks, water towers, transmission towers, or essential mechanical appurtenances may be erected to any height not prohibited by any other law.
   (E)   Other development controls.
      (1)   Off-street parking and loading shall be provided in accordance with §§ 156.170 through 156.176.
      (2)   The use and placement of signs shall be subject to the regulations set forth in §§ 156.190 through 156.199.
      (3)   Required screening, buffering, and landscaping shall be provided in accordance with §§ 156.210 through 156.217.
      (4)   Temporary structures shall be subject to the regulations set forth in § 156.069.
      (5)   Fences shall be subject to the regulations set forth in §§ 156.210 through 156.217.
      (6)   A site plan, as regulated by §§ 156.295 through 156.307, shall be required for any penal or correctional institution, recycling center, mineral extraction/borrow, pit/topsoil, removal/storage area, and petroleum tank farm permitted in this zone.
