8-4-5: UNPLATTED LAND:
   A.   Transfer Of Ownership: When the ownership of a parcel or tract of unplatted land is transferred by a metes and bounds description, the County Auditor shall require such parcel or tract to be surveyed and its description to be accompanied by a surveyor's certificate sketch showing the dimensions and location of such parcel.
   B.   Conveyance By Metes And Bounds Not Allowed: No division of land in which the divided tract is described by metes and bounds shall be permitted, except as under the definition of a subdivision.
   C.   Development Permits: A development permit shall not be granted unless provisions of the county ordinances are complied with.
   D.   Survey Of Tract: Surveys required under this section of the regulations must be made by a registered land surveyor under the laws of the state. All such surveys shall be certified by the surveyor and shall bear his registration number.
   E.   Surveyor's Certificate: All surveys required under this section shall include the following certificate:
I hereby certify that this survey or report was prepared by me or under my direct supervision and that I am a duly registered land surveyor under the laws of the State of Minnesota.

   F.   Recording Deeds: The county recorder of deeds shall not record nor file for record any deed for the transfer of ownership of any tract made in violation of this section.
   G.   Suitability For Development: In addition to the specific requirements and standards of this chapter, all development shall be required to meet the general development suitability requirements of section 8-1-8 of this title. (Amd. Ord., 5-25-1993)
