(a) Any City official completing an inspection shall note on the Housing Inspection Form any violation of this chapter. Owners of properties failing an inspection for any reason shall be provided a reasonable amount of time, within the inspector’s sole discretion, to remedy any noted discrepancies before being issued a citation. Notice of a violation to any adult tenant, occupant, or resident shall suffice and operate as notice having been given to the owner of the property.
(b) Any property owner failing to remedy discrepancies noted on an Inspection Form within the reasonable period of time granted by the inspector shall be deemed to have violated this chapter of the Codified Ordinances of Christopher and shall be charged with a fine of a minimum of one hundred dollars ($100.00) plus ten dollars ($10.00) per day each violation continues. Each day a violation remains in effect may be deemed a separate violation in the City’s discretion.
(c) The City reserves the right to shut off utility service provided by the City to any property that remains non-compliant and in violation of this chapter beyond the reasonable period of time provided by the City’s inspector to remedy any violations or discrepancies.
(d) Any property owner’s failure to notify the City of a new tenant, purchaser, occupant, or resident of any type taking up residence in a particular property, without providing the City sufficient advance notice to complete an inspection in accordance with this chapter before such new occupant takes up residence, shall be deemed a violation of this chapter subject to the same penalties described hereinabove.
