The following uses, when authorized by the Board of Zoning Appeals, are permitted:
(a) Residential development projects, subject to the applicable conditions set forth in Chapter 1284;
(b) Dwelling groups, subject to the applicable conditions set forth in Chapter 1284; and
(c) Accessory uses, which shall be governed by the applicable provisions of the "R-1" Districts.
