Any use, building or structure permitted in and as regulated in "R-l" One-Family Residential Districts is permitted in "R-3" One and Two-Family Residential Districts, except as herein modified and added to, as follows:
(a) Two-family dwellings;
(b) Hospitals, sanitariums, nursing homes which are not for contagious diseases or for epileptics, drug or liquor addicts, and institutions which are not for penal or correctional purposes or for the insane or feeble-minded, provided that any such building shall be at least fifty feet from any other lot in an "R" District, and any other hospitals for human care or sanitariums for human care, provided that any such building used for the treatment of contagious diseases or the care of epileptics, drug addicts or the feeble-minded or insane shall be at least 100 feet from any other lot in an "R" District;
(c) Cemeteries, as defined and regulated by Chapter 21 of the Illinois Revised Statutes, as amended; and
(d) Parking areas for uses in an adjoining less restricted district, when abutting or directly across an alley, subject to the applicable conditions set forth in Chapter 1284.
