Non-residential commercial water users may lease water credits from the town’s water portfolio provided that such developments allocate at least 75% of the square footage to retail sales tenants, and provided that sewer collection services are available within 300 feet of the property line or are scheduled to be constructed within 5 years. The entire commercial development shall be required to connect to the sanitary sewer system and pay all fees and satisfy additional conditions as approved by the town.
