(A) Purpose. The CB Community Business District is intended primarily to meet the needs of the Hickory Nut Gorge area and surrounding regions of Western North Carolina. These businesses generally do not require a central location; but do require considerable ground area; do not cater directly to pedestrians; and need a conspicuous, accessible location complete with a sufficient number of conveniently located adjacent parking spaces.
(B) Intent. The CB Community Business District is established as a district intended to protect and promote the continued vitality of the commercial area of Chimney Rock Village. This district is intended to allow for a wide variety of commercial and service oriented uses, and to discourage any land uses that would be detrimental to the continuation of this district as the primary commercial and service area of the village. It is the intent of this district to discourage extensive strip commercial development, but rather provide concentrations of general commercial activities.
