§ 155.006 OFF-STREET PARKING AND LOADING.
   (A)   Property located in a CB Community Business District.
      (1)   Every new commercial structure or new commercial use located in a new commercial structure; erected or instituted after the effective date of this chapter, located in a CB Community Business District, shall provide off-street parking facilities in accordance with the provisions of this chapter for the use of patrons, occupants, employees, guests, invitees or visitors.
      (2)   There are no parking requirements in the LR and MR Residential, TB Tourist Business or CF Community Facility Districts, as these districts do not have the intensity of use as in the CB Community Business District, due to such factors as locations, densities, intensities, compactness, frequency of use and the availability of other parking facilities or parking areas.
      (3)   Off-street automobile parking or storage space shall be provided on every lot on which any of the following uses are hereafter established; or provided that no parking space can be reasonably provided on the same lot, the space shall be provided on any lot a substantial portion of which is within 500 feet of the use. The required parking space for any number of separate uses may be combined in 1 lot, but the required space assigned to 1 use may not be assigned to another use at the same time, except that ½ of the parking space required for churches, theaters or assembly halls whose peak attendance will be at night or on Sundays may be assigned to a use which will be closed at night or on Sundays. Each automobile parking space shall be provided with adequate maneuvering space, shall be provided with vehicular access to a street or alley; and shall be equal in number to at least the minimum requirements for the specific use set forth below.
   (B)   Amount of off-street parking required. Off-street parking as required by this chapter for new commercial structures or new commercial uses located within new commercial structures erected after the effective date of this chapter which are located in the CB Community Business District, shall be provided and maintained on the basis of the following minimum requirements:
      (1)   Hotels/motels/bed and breakfast/inns and tourist homes. One parking space for each accommodation, plus 2 parking spaces for employees/owners. If, in addition to sleeping rooms, there are other uses operated in conjunction with, or as part of, the establishment, additional off-street parking spaces shall be provided for the uses to the extent of 50% of the off-street parking specified in this section for restaurants, bars and places of public assembly.
      (2)   Apartments, townhouses and similar residential uses. Two parking spaces per dwelling unit
      (3)   Places of assembly having fixed seats. One parking space for every 3 seats.
      (4)   Places of public assembly without fixed seats. One parking space for every 35 feet of gross floor area occupied by guests, customers, patrons, members or other occupants.
      (5)   Private clubs. One parking space for every 200 square feet of gross floor area.
      (6)   Business, professional, governmental offices. One parking space for every 300 square feet of gross floor area.
      (7)   Restaurants and bars. One parking space for every 35 feet of gross floor area in rooms for customer service. In addition, 1 parking space for every 2 lineal feet of bar space shall be provided. Fast food restaurants shall provide 1 space for every 40 square feet of gross floor area with a minimum of 25 spaces. Required parking for “open air seating” of a restaurant shall be calculated at 50% of the above requirements. OPEN AIR SEATING shall be defined as any seating area without a heating or cooling system, with or without a roof.
      (8)   Retail stores, personal service shops. One parking space for every 300 square feet of gross floor area.
      (9)   Child care center, day nursery. One parking space for every 400 square feet of gross floor area.
      (10)   Convenience stores/grocery stores. One space for every 125 square feet of gross floor area.
      (11)   Auto repair establishments. One space for every 125 square feet of gross floor area.
      (12)   Auto service station with maintenance and repair services. Three spaces for each service bay.
      (13)   Auto service station-self service. Four spaces minimum.
      (14)   Game rooms, amusement arcades. One space for every 200 square feet of gross floor area.
The off-street parking requirements for any unspecified use shall be that which is required for similar uses.
   (C)   Size. Each new parking space required pursuant to the provisions of this section shall not be less than 9 feet in width and 18 feet in length. New handicapped parking spaces shall be as required by state or federal law. New parallel parking spaces shall not be less than 23 feet in length. New parking aisles shall be of the width commensurate with the angle of the parking stalls. All new parking spaces shall be so designed that no vehicle when parked shall be closer than 5 feet of the pavement edge of the abutting roadway.
   (D)   Striping. All hard surfaced new parking spaces required pursuant to the provisions of this section shall be divided with painted lines.
   (E)   Accessibility. Each new parking space required pursuant to the provisions of this section shall be accessible without driving over or through another parking space unless that space is reserved and marked for use only by owner or employee.
   (F)   Property located in a MF Medical Facility District. Every new structure or new use located in a structure; erected or instituted, and located in a MF Medical Facility District, shall provide off-street parking facilities in accordance with the provisions of this chapter for the use of patrons, occupants, employees, guests, invitees or visitors.
   (G)   Amount of off-street parking required. Off-street parking required by this chapter for new structures or new uses located in the MF Medical Facility District, shall be provided and maintained on the basis of the following minimum requirements:
      (1)   Medical offices/clinics; dental offices/clinics; medical/dental laboratories; physical therapy treatment/massage; body art/tattoo. One parking space for every 150 square feet of gross floor area with a minimum of 6 spaces required.
      (2)   Apothecaries; stores for sale or rental medically related equipment. One parking space for every 200 square feet of gross floor area.
      (3)   Residential care facilities. One and one-half parking spaces per unit.
   (H)   Unspecified uses. The off-street parking requirements for any unspecified use shall be that which is required for similar uses.
