All lots shall conform to the requirements of the Chimney Rock Village Code of Ordinances.
(A) Minimum lot area. All lots shall be measured as net lot area. In calculating lot area, the street right-of-way shall not be included, nor shall a lot be divided by a street right-of-way or street easement, nor include the water area of a lake, river or other water body. The required minimum lot area shall not include a driveway easement to an adjacent property. The lot area may be increased on the recommendation of the Rutherford County Health Department.
(B) Width and depth. All lots shall conform to the requirements of the Chimney Rock Village Code of Ordinances and requirements of the Zoning Ordinance. In addition, all lots to be platted shall have a minimum width at the street right-of-way line of 75 feet, and corner lots shall have an extra width of 100 feet to permit adequate setback from side streets. Lots fronting cul-de-sacs shall have a minimum lot width of 35 feet. All lots shall have a minimum depth of 150 feet.
