§ 154.045  PROCEDURE ESTABLISHED; PURPOSE.
   (A)   A site plan review procedure is hereby established for the city. The purpose of a site plan review is to determine compliance with the provisions set forth herein and to promote the orderly development of the city, the stability of land values and investments in the general welfare, and to help prevent impairment or depreciation of land values and development by the erection of structures or additions or alterations thereto without proper attention to siting and appearance.
   (B)   The following provisions in this subchapter shall apply to any application for zoning compliance, with the exception of one-family development as set forth in § 154.060 and two-family development as set forth in § 154.062.
   (C)   Approved plans shall regulate the development on the premises, unless modified in the same manner as the plans were originally approved. The approval of a site plan is a condition precedent to any allowed use within any zoning district except those set forth in § 154.060(B).
