1113.35 RECORD DOCUMENTS SUBMITTAL.
    (a)   Scope. The Record Documents submittal is the final Municipal approval and concludes involvement in the project by the City of Chardon.
   (b)   Purpose. The purpose of the Record Documents submittal is to provide the developer or applicant with final construction approval; and to provide the Municipality with complete and final records of the construction of improvements (public and private) within the project boundaries, the record plat of survey which includes all land offered for sale or transfer, and copies of documents recorded in the office of the Geauga County Recorder.
   (c)   Record Drawings. One complete mylar set of the approved record drawings which conform to all Municipal requirements shall be provided to the Municipality by the developer or applicant.
   (d)   Submittal Contents.
      (1)   Single building site development. Payment of submittal fees and plan review deposits and the following as applicable to the development.
         A.   One or two family dwelling constructed on a fee simple lot:
            Application for a Zoning Certificate for Occupancy.
                     Maintenance and performance guaranties (as applicable).
Final inspection approval reports from City Engineer, Geauga County Health Department, Geauga Soil & Water Conservation District and other governmental agencies with jurisdiction for approval.
         B.    Condominium Buildings:
                   Condominium Plat.
                    Application for a Zoning Certificate for Occupancy.
                 Maintenance and performance guaranties (as applicable).
Final inspection approval reports from City Engineer, Geauga County Health Department, Geauga Soil & Water Conservation District and other governmental agencies with jurisdiction for approval.
         C.   Lot split:
            Plan title information.
Copy of the recorded deed of title policy listing the record title owner and containing the legal description of the property
Plat of survey (when buildable lots are created or the parent parcel is part of a platted subdivision).
Legal descriptions for the parent parcels, and for each parcel to be created.
         D.   Other single building site development projects:
            Application for a Zoning Certificate for Occupancy.
            Plan title sheet.
                    As built drawings for improvements (as required).
                     Maintenance and performance guaranties (as applicable).
Final inspection approval reports from City Engineer, Geauga County Health Department, Geauga Soil & Water Conservation District and other governmental agencies with jurisdiction for approval.
        (2)   Lands and improvements to be dedicated to public use.
         Submittal shall include:
         Payment of submittal fees and plan review deposits.
         Maintenance and performance guaranties for improvements.
         Plan title sheet.
         Plat of survey.
         Legal description of the subject lands (if applicable).
Topographic map with minimum property information (when required by Council) or
Record "as built" drawings for improvements (as applicable).
         Final inspection approval reports.
Lien releases from the general contractor, each subcontractor and each material man.
       (3)   Minor subdivision. Submittal shall include:
         Application for subdivision.
         Payment of submittal fees and plan review deposits.
         Plan title information.
Plat of survey or legal descriptions for the parent parcel and each sublot to be created.
Topographic map with minimum property survey information or grading plan (if applicable).
         Erosion and sediment control plan (if applicable).
      (4)   Major subdivision and planned unit development 
         Submittal shall include:
         Payment of submittal fees and plan review deposits.
         Record "as-built" drawings for all improvements.
         Maintenance and performance guaranties for improvements.
          Plat of Survey.
         Final inspection approval report.
