§ 154.106  INDUSTRIAL USES.
   (A)   For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
      INDUSTRIAL USES. One which requires both buildings and open area for manufacturing, fabricating, processing, heavy repairing, dismantling, storage or disposal of raw materials, manufactured products or wastes; which is not injurious to the health or safety of humans or animals or injurious to vegetation; and which is not noxious or offensive by reason of the emission of smoke, dust, gas fumes, odors or vibrations beyond the limits of the premises upon which the industry is conducted. Included in this classification are all industrial uses fully complying with this definition, plus the following:
         (a)   Automobile wrecking or junk storage as conditional uses permitted in accordance with the procedure specified in §§ 154.145 through 154.148 of this chapter; and, provided that, the use is confined within enclosed buildings or in yards completely enclosed and surrounded by solid walls or solid fences at least eight feet in height;
         (b)   Poultry slaughtering and wholesaling;
         (c)   Veterinary hospital or kennel;
         (d)   Bulk storage of inflammable fluids in above-ground tanks, but not oil refinery tanks;
         (e)   Truck terminal;
         (f)   Railroad freight house;
         (g)   Utilities storage yard;
         (h)   Coal, coke or wood yard;
         (i)   Lumber yard;
         (j)   Contractor’s plant or storage yard;
         (k)   Bus line shops or garage;
         (l)   Building material storage yard; and
         (m)   Carting, express, hauling or storage yard.
   (B)   Industrial uses are permitted in the I Districts.
