§ 151.35  MANUFACTURED HOMES - TYPES I, II AND III.
   Manufactured homes shall be classified as to acceptable compatibility or similarity in appearance with site-constructed residences, as follows.
   (A)   A Type I manufactured home shall meet the following requirements:
      (1)   Have more than 950 square feet of occupied space in a double-section or larger multi- section unit;
      (2)   Be placed onto a permanent underfloor foundation in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (3)   Be placed on a permanent exterior perimeter retaining wall in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (4)   Be anchored to the ground in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (5)   Have wheels, axles and hitch mechanisms removed;
      (6)   Meet appropriate utility connection standards in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (7)   Have siding material of a type customarily used on site-constructed residences; and (The Town Plan Commission’s designated administrator may compile a list of approved materials meeting the compatibility test, in accordance with the approved materials list adopted by reference as part of this chapter as if fully set forth herein.)
      (8)   Have roofing material of a type customarily used on site-constructed residences. (The Town Plan Commission’s designated administrator may compile a list of approved materials meeting the compatibility test, in accordance with the approved materials list adopted by reference as part of this chapter as if fully set forth herein.)
   (B)   A Type II manufactured home shall be permitted to replace non-conforming uses as described herein and shall meet the following requirements:
      (1)   Have more than 320 square feet of occupied space in a single, double, pull-out or multi- section (including those with approved installation standards, as specified in §§ 151.50 through 151.54);
      (2)   Be placed on an underfloor foundation in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (3)   Have wheels, axles and hitch mechanisms removed;
      (4)   Be enclosed with foundation siding in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (5)   Be anchored to the ground in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (6)   Meet appropriate utility connection standards in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;

      (8)   Have roofing material of a type customarily used on site-constructed residences.    (C)   A Type III manufactured home shall be permitted to replace non-conforming uses as described herein and shall meet the following requirements:
      (1)   Have more than 320 square feet of occupied space in a single, double, pull-out or multi- section unit (including those with add-a-room units);
      (2)   Be placed onto an underfloor foundation in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (3)   Have wheels, axles and hitch mechanisms removed;
      (4)   Be enclosed with foundation siding in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter;
      (5)   Be anchored to the ground in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter; and
      (6)   Meet appropriate utility connection standards in accordance with approved installation standards, as specified in §§ 151.50 through 151.54 of this chapter.
