§ 151.080 LIGHT INDUSTRIAL DISTRICTS (I-1).
   Within the Light Industrial Districts, the following regulations shall apply:
   (A)   Uses permitted.
      (1)   Any use permitted in a Business District (B-2 and/or B-1). Except that no building, structure or portion thereof shall be erected or constructed for any dwelling use.
      (2)   Wholesale, storage, warehouse, animal hospital, bakery, bottling works, building material yard, cabinet making and carpenter's shop, clothing manufacturer, dairy, dyeing, dry cleaning works, fruit canning or packing, ice plants, laundry, milk distribution station, optical goods, paper boxes, pencils, printing publication or engraving, trucking terminal.
      (3)   Gasoline, oil or alcohol storage above ground in excess of 500 gallons and other light industrial uses not listed above shall be considered special exceptions and will require written approval of the Board of Zoning Adjustment. The Board may grant such approval if it determines that the proposed use will not constitute a fire hazard or emit smoke, noise, odor, or dust which would be obnoxious or detrimental to neighboring properties.
   (B)   Required side and rear yards. On lots adjacent to a residential district, all buildings shall be located so as to provide a minimum side and rear yard of 25 feet along that portion of the property adjacent to the residential district.
   (C)   Height. No building shall exceed six stories or 75 feet in height.
   (D)   Off-street automobile storage. As required in § 151.022.
