§ 152.68 PERMANENT MARKERS AND MONUMENTS.
   (A)   Notation on plat. All subdivision markers and monuments shall be placed in accordance with the following regulations and noted on the secondary plat presented to the Plan Commission for final approval. The notation shall include a description of all locations and types of monuments or markers installed along with their location, type and elevation.
   (B)   Regulations.
      (1)   Subdivision monuments.  
         (a)   All section corner and quarter section points on the boundary of or within the area of the proposed plat, and all outside boundary corners and angle points of the plat shall be marked with permanent monuments (unless an existing monument of an adjoining subdivision already exists). The monuments shall be planned so as to not interfere with drainage and utility facilities and so as not to be placed in other unacceptable perimeter locations. Off-set monuments may be used, subject to the prior approval of the County Surveyor, where necessary due to site conditions.
         (b)   Monuments shall be installed, protected and maintained by the owner after the completion of utility installation and finish grading.
         (c)   Monuments shall be 5/8-inch diameter or larger iron rod, iron pipe or iron rebar, 32 inches in length with 1-1/2-inch diameter tapered cap (or other as approved by the County Surveyor) having a cut “X” in top set vertically.
         (d)   Monumentation shall be set at all center points of curvature of intersections.
      (2)   Lot markers.
         (a)   Permanent markers shall be installed after the completion of utility installation and finish grading. It shall be the responsibility of the developer to protect and maintain the markers during all phases of subdivision and individual lot development. Off-set lot markers may be used, subject to the prior approval of the County Surveyor, where necessary due to site conditions.
         (b)   Permanent markers shall be set at all points where lot lines intersect street right-of-way lines, at all angles in property lines, and at all other lot corners which are not established by monument. All monuments shall be set flush with finished grade.
         (c)   Markers shall be iron pipes or steel bars with minimum dimensions of 30 inches in length and 5/8 inch in diameter. Copper and aluminum markers with a ferrous core may be used in lieu of iron pipes or steel bars.
         (d)   The County Surveyor shall be notified within 2 business days after all lot corners have been set.
