(A) The secondary plat submitted for Plan Commission approval must conform to the primary plat in terms of design and conditions of approval imposed on the primary plat by the Plan Commission; and be in a form approved by the County Recorder.
(B) It shall also include the following information in addition to the plat details required for primary plat approval:
(1) Name of subdivision and section number;
(2) Name of the surveyor and developer;
(3) Surveyor’s stamp, address and phone number on all pages, except pages showing only covenants or special conditions;
(4) Scale, date and north arrow;
(5) Wherever lines are required to have a dimension in these regulations, the length of all required lines shall be specified in feet and 2 decimal places thereof, and the value of all required true bearings shall be specified in degrees, minutes and seconds;
(6) Name of each public or private street within and adjacent to the subdivision. For each street, include lengths and bearings for the centerline and rights-of-way;
(7) Notarized certification by owner(s) of all real estate subject to the plat, clearly and precisely stating whether the public improvements contained within the subdivision are to be dedicated to and maintained by the town (or other proper jurisdiction), or whether the improvements are to be owned and maintained by a private entity;
(8) Clear outline of any property which is offered for dedication to public use shall be depicted with all dimensions by lengths and bearings with the area marked “Public;”
(9) The lines of all lots shall be fully depicted by lengths and bearings;
(10) Signature of the Plan Commission or its designated representative;
(11) All covenants, conditions and restrictions that are either imposed by the Plan Commission or offered by the owner, and which the Plan Commission accepts the right to enforce;
(12) In the case of a replat, the recording information of any previously recorded subdivision shall be shown on the front page of the plat; and
(13) Address of each lot as approved by the Plan Commission or its designated representative.
(C) (1) In addition to the items specified above, a submittal for secondary plat approval shall also include a water and septic feasibility analysis, if applicable.
(2) (a) Secondary plats for major subdivision shall be granted final approval by the Plan Commission at a public hearing before the Plan Commission.
(b) Authority is hereby delegated to the staff of the Plan Commission to administratively grant final approval of a secondary plat for a minor subdivision in accordance with the criteria set forth in this chapter.
