R-2 RESIDENTIAL DISTRICT
§ 153.090 INTENT.
   The intent of this District is to provide an area for development in residential neighborhoods, including those uses which reinforce residential neighborhoods.

§ 153.091 PERMITTED USES.
   (A)   Generally. In District R-2, no building, structure, land, or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed, moved, or altered, except for one or more of the following uses.
   (B)   Specifically.
      (1)   One-family dwellings;
      (2)   Mobile homes;
      (3)   Multi-family dwellings consisting of two or three units;
      (4)   Boarding houses;
      (5)   Churches and temples of worship;
      (6)   Schools and colleges;
      (7)   Day-care homes;
      (8)   Community Center buildings;
      (9)   Municipal utilities and buildings;
      (10)   Hospitals and nursing homes;
      (11)   Municipal recreation buildings, playgrounds, and parks;
      (12)   Public libraries;
      (13)   Home occupations, in accordance with § 153.206;
      (14)   Accessory buildings and uses customarily incidental to the listed permitted uses.
      (15)   Commercial or private storage in accordance with §§ 153.200 through 153.211.

§ 153.092 CONDITIONAL USES.
   (A)   Generally. The following conditional uses may be permitted subject to approval procedures outlined in §§ 153.240 through 153.243.
   (B)   Specifically.
      (1)   Multi-family dwellings with four or more units;
      (2)   Day-care centers;
      (3)   Public buildings or uses not listed as a permitted use;
      (4)   Group homes;
      (5)   Funeral homes;
      (6)   Campgrounds;
      (7)   Cabins, tent dwellings, buildings and structures commonly utilized in campgrounds, and other similar uses associated uses conducive to camping and similar recreational activities; and
      (8)   Uses similar to the uses listed above, as long as the use complies with the general intent of the R-2 District.

§ 153.093 INTENSITY OF USE REGULATIONS.
   (A)   Minimum lot area shall be 5,000 square feet.
   (B)   Minimum lot width shall be 50 feet.

   Maximum structure height shall be 35 feet.
