The Planning Director shall perform the following duties.
(A) Process zoning permits. Accept applications and issue zoning and conditional use zoning permits.
(B) Review plats. Review and process proposed preliminary drawings and plats as defined in the subdivision regulations, and make recommendations concerning them to the Planning Commission.
(C) Review rezoning requests. Review and process requests for rezoning and for other changes in the zoning law and make recommendations concerning them to the Planning Commission.
(D) Review variances. Review requests for variances and make recommendations concerning them to the Zoning Board of Appeals.
(E) Inspect and enforce ordinances. Make inspections under the housing, zoning, and subdivision codes and serve as enforcement officer.
(F) Recommend proposed changes. Review and make recommendations as to proposed changes in the housing, zoning, and subdivision codes.
(G) Act as advisor. Act as technical advisor to the Planning Commission, Zoning Board of Appeals, and Historic Preservation Commission in matters pertaining to historic preservation, housing, platting, planning, and zoning.
(H) Attend meetings. Attend all meetings of the Planning Commission, Zoning Board of Appeals, and the Historic Preservation Commission.
(I) Define community objectives. Develop and recommend long range goals and objectives for the community and be responsible for the city’s master plan.
(J) Conduct hearings. Conduct all public hearings related to responsibilities assigned to the Department of Planning.
(K) Serve as secretary. Serve as secretary to the city Planning Commission.
(L) Other activities. Perform all other related activities necessary to promote the implementation of all zoning ordinances.
