Except as otherwise provided in this section, one parking space shall be provided for each multiple-family dwelling unit that is an efficiency unit of less than one thousand (1,000) square feet. Two (2) spaces shall be provided for each multiple-family dwelling unit that contains one bedroom. Two and one-half (21/2) parking spaces shall be provided for each multiple-family dwelling unit that contains two (2) bedrooms. Three (3) parking spaces shall be provided for each multiple-family dwelling unit that contains three (3) or four (4) bedrooms. Four (4) parking spaces shall be provided for each multiple-family dwelling unit that contains five (5) or more bedrooms. Up to twenty percent (20%) of the total number of multiple-family dwelling units in a project can satisfy the parking requirements of this section through the use of tandem parking spaces. The planning commission, as part of an application for an R-4 permit pursuant to section 10-3-2819 of this article, may increase the percentage of units in a project that may satisfy the parking requirements of this section through the use of tandem parking spaces.
Any den or similar room capable of being used as a bedroom shall be deemed to be a bedroom for the purposes of this section.
