The following provisions shall govern the number of units that may be constructed on a site area:
A. Within One Hundred Seventy Feet Of A Single-Family Lot: If a site area zoned for multiple-family residential uses is located less than one hundred seventy feet (170') from the closest property zoned for single-family residential uses, then the following density standards shall apply:
1. Lots That Do Not Exceed Sixty Feet In Width: If the site area does not exceed sixty feet (60') in width, then one dwelling unit may be constructed for each one thousand seven hundred (1,700) square feet of site area.
2. Lots Between Sixty And One Hundred Twenty Feet In Width: If the site area is greater than sixty feet (60') in width, but does not exceed one hundred twenty feet (120') in width, then one dwelling unit may be constructed for each one thousand four hundred fifty (1,450) square feet of site area.
3. Lots That Exceed One Hundred Twenty Feet In Width: If the site area exceeds one hundred twenty feet (120') in width, then one dwelling unit may be constructed for each one thousand two hundred (1,200) square feet of site area.
B. Streets Less Than Thirty Four Feet Wide: If a site area zoned for multiple-family residential use is not governed by subsection A of this section and is located on a street that is less than thirty four feet (34') in width, then the following density standards shall apply:
1. Lots That Do Not Exceed Sixty Feet In Width: If the site area does not exceed sixty feet (60') in width, then one dwelling unit may be constructed for each one thousand five hundred (1,500) square feet of site area.
2. Lots Between Sixty And One Hundred Twenty Feet In Width: If the site area exceeds sixty feet (60') in width, but does not exceed one hundred twenty feet (120') in width, then one dwelling unit may be constructed for each one thousand two hundred (1,200) square feet of site area.
3. Lots That Exceed One Hundred Twenty Feet In Width: If the site area exceeds one hundred twenty feet (120') in width, then one dwelling unit may be constructed for each one thousand (1,000) square feet of site area.
C. All Others: If a site area zoned for multiple-family residential uses is located at least one hundred seventy feet (170') from the closest property zoned for single-family residential uses and the site area is located on a street that is at least thirty four feet (34') in width, then the following density standards shall apply:
1. Lots That Do Not Exceed Sixty Feet In Width: If the site area does not exceed sixty feet (60') in width, then one dwelling unit may be constructed for each one thousand three hundred (1,300) square feet of site area.
2. Lots Between Sixty And One Hundred Twenty Feet In Width: If the site area exceeds sixty feet (60') in width, but does not exceed one hundred twenty feet (120') in width, then one dwelling unit may be constructed for each one thousand one hundred (1,100) square feet of site area.
3. Lots That Exceed One Hundred Twenty Feet In Width: If the site area exceeds one hundred twenty feet (120') in width, then one dwelling unit may be constructed for each nine hundred (900) square feet of site area.
D. Calculation Of Density:
1. An additional dwelling unit may be permitted on a site area if, after assigning the appropriate amount of square footage to each dwelling unit, the remaining square footage of the site area exceeds seventy five percent (75%) of the minimum required square footage per dwelling unit.
2. One additional dwelling unit may be permitted in a multiple- family residential building, and such additional unit shall not be subject to the density limitations of this section, provided that the additional unit is an efficiency unit and that the multiple-family residential building complies with all other development standards of this article.
