10-3-1502: USES PERMITTED:
   A.   Uses And Buildings Permitted And Conditionally Permitted: Except as otherwise provided in this subsection, no lot premises, building or portion thereof in zone R-3 shall be erected, constructed, built, altered, enlarged, built upon, used or occupied except for single- or multiple-family residential purposes.
Those uses conditionally permitted in zone R-4 shall be conditionally permitted in zone R-3 pursuant to the procedures provided in article 12 of this chapter.
   B.   Lot Area: The minimum lot area for any apartment house constructed in zone R-3 shall be not less than one thousand seven hundred (1,700) square feet per dwelling unit.
   C.   Dwelling Unit Defined: "Dwelling unit", as used in this section, shall mean one or more rooms in a dwelling or apartment house designed for or occupied by one family for living or sleeping purposes and having not more than one kitchen.
   D.   Height Limit Of Buildings: No building or structure shall exceed twenty eight feet (28') in height.
   E.   Automobile Parking Requirements: Automobile parking space shall be provided in all buildings in accordance with the other provisions of this chapter applicable to automobile parking space in buildings designed or intended to be used for human habitation.
   F.   Accessory Buildings: The usual accessory buildings appurtenant to the occupancy may be erected, created, constructed, and maintained on the same lot or parcel of land, together with any of such buildings or occupancies or contiguous thereto on the same lot where the same is not in conflict with any state law or other law of the city.
   G.   Other Provisions Applicable: Except as otherwise provided in this code referring specifically to zone R-3, the provisions applicable to zone R-1 shall apply. (1962 Code § 10-327; amd. Ord. 91-O-2133, eff. 12-5-1991)
