LANDSCAPED AREA:The area within the boundaries of a given lot, site, or common development consisting primarily of plant material, including but not limited to grass, trees, shrubs, vines, ground cover, and other organic plant materials, or grass paver masonry units installed such that the appearance of the area is primarily landscaped.
   1.    Perimeter Landscaped Area: Any required landscaped area that adjoins the exterior boundary of a lot, site, or common development.
   2.    Interior Landscaped Area: Any landscaped area within a site exclusive of required perimeter landscaping.
LAND USE AND ZONING PLAT: A drawing or map made to a measurable scale upon which is presented a description and definition of the way in which the design requirements of the planned development are to be met and intended for recording with the county recorder.
LIVE/WORK DWELLING: A dwelling unit used for both residential purposes and any non-residential use permitted in the zoning district in which the unit is located, provided that not more than two (2) people who do not reside in the unit are employed on the premises.
LOADING AREA: An off-street area used for the loading or unloading of goods from a vehicle in connection with the use of the site on which such area is located.
LONG-TERM RENTAL: Lodging to accommodate guests paying a fee or other compensation for a period of more than thirty one (31) consecutive days.
LOT: A parcel, tract, or area of land accessible by means of a street or place. It may be a single parcel, separately described in a deed or plat which is recorded in the office of the recorder of Scott County, or it may include parts of or a combination of such parcels when adjacent to one another and used as one. In determining lot area and boundary lines, no part within the limits of a street shall be included.
   1.    Corner Lot: A lot located at the junction of at least two (2) streets, private ways, or courts, or at least two (2) segments of a curved street, private way, or court, at which the angle of intersection is no greater than one hundred thirty five (135) degrees.
   2.    Interior Lot: A lot other than a corner lot whose sides do not abut a street.
   3.    Through Lot: A lot, other than a corner lot, having frontage on two non-intersecting streets, private ways, or courts. Primary access shall be restricted on a double frontage lot to the minor of the two streets or to the front line as determined at time of platting or as defined by this ordinance. (Also known as a Double Frontage Lot.)
LOT AREA: The area of a horizontal plane bounded by the front, side, and rear lot lines.
LOT COVERAGE: The percentage of the lot area covered by the building area.
LOT DEPTH: The mean horizontal distance between the front lot line and the rear lot line of a lot, measured in the general direction of the side lot line.
LOT LINE: A property boundary line(s) of record that divides one lot from another lot or a lot from the public or private street right-of-way or easement.
   1.    Front Lot Line: The lot line separating a lot and a public or private street right-of-way or easement.      
      a.    For an interior lot, the lot line separating the lot from the right-of-way or easement.
      b.    For a corner lot, the shorter lot line abutting a public or private street or easement. In instances of equal line dimension, the front lot line shall be determined by the building official, or as may be noted on the final plat.
      c.    For a double frontage lot, the lot lines separating the lot from the right-of-way or easement of the more minor street. In cases where each street has the same classification, the front lot line shall be determined by the building official at the time of application for the original building permit for the lot, or as may be noted on the final plat.
   2.    Rear Lot Line: The lot line that is opposite and most distant from the front lot line. For irregularly-shaped or triangular lots, the required rear yard shall be established by applying the rear yard setback requirement from the corners of the irregularly shaped lot or the point of the triangle.
   3.    Side Lot Line: Any lot line that is neither a front or rear lot line.
LOT OF RECORD: A lot which is a part of a subdivision, the plat of which has been legally recorded.
LOT WIDTH: The horizontal distance measured between the side lot lines of a lot, at right angles to its depth along a straight line parallel to the front lot line at the minimum required building setback line. (Ord. 35-17, 10-17-2017)
