12-3-5: REPLATS; NOTIFICATION OF ADJACENT PROPERTY OWNERS:
Whenever an existing platted lot or lots on ground zoned residential is replatted into two (2) or more lots, the property owner shall post a minimum of two (2) signs at least ten (10) days before the Planning and Zoning Commission meeting date in such manner as directed by the Director of Community Development. In those cases where the Director shall determine that by virtue of parcel size or configuration, two (2) signs would provide the public with insufficient notice of the proposal, additional signs may be directed to be posted. Additionally, the Community Development Department shall provide mailed notice to each person owning property adjacent to or within two hundred feet (200') of the ground subject to replat, such notice to be mailed at least five (5) days prior to the meeting of the Planning and Zoning Commission wherein such application for replat will be considered. The cost of any signs and mailed notice shall be charged in addition to the application fee, pursuant to guidelines established by resolution of Council. If the signs are not posted as required herein, the Planning and Zoning Commission may delay action on the plat until the requirement is met. The signs shall be removed within seventy two (72) hours after the Planning and Zoning Commission meeting. (2008 Code § 28-51)
