A. Filing Of Plat: Every proprietor of any tract or parcel of land which is being or has been subdivided shall file a plat or replat thereof with the city council.
B. Approval: No plat or replat of a subdivision located within the city or outside of the city, but within the following boundaries described as follows:
Commencing at the southwest corner of Section 27 of Township 79N-R4E, the point of beginning; thence west along the centerline of county road F55 to the centerline of county road Z16; thence northeasterly along said centerline; thence west along the southerly border of the northwest quarter of Section 28 of said township; thence north along the westerly borders of Section 28 and Section 21 of said township to a point which is two (2) miles from the point of beginning; thence along an arc with a centerpoint at the point of beginning and a radius of two (2) miles to the northwest corner of Section 22 of said township; thence east along the northerly borders of Section 22, Section 23 and Section 24, all of said township; thence following an arc with a radius of two (2) miles and a centerpoint at the northeast corner of Section 26 of said township to the centerline of 257th Avenue; thence south along said centerline to centerline of Territorial Road; thence west along said centerline to the westerly border of Section 29 of Township 78N-R4E; thence south along the westerly borders of Sections 29 and 32 of said township to the centerline of Indiana Avenue; thence west along said centerline; thence south along the easterly border of the northeast quarter of the southwest quarter of said section 32; thence west along the southerly border of the northeast quarter of the southwest quarter of said Section 32; thence south along the westerly border of the southeast quarter of the southwest quarter of said Section 32; thence west along the southerly border of the southeast quarter of the southwest quarter of said Section 32; thence south along the westerly border of the northeast quarter of Section 5 of said township to the centerline of Forest Grove Drive; thence west along said centerline to the westerly property line of the Davenport Country Club; thence south along said property line to the centerline of Wellsferry Road; thence south along said centerline to the centerline of US Highway 67; thence east along said centerline to the centerline of 181st street; thence south along said centerline and extension thereof to the Mississippi River; thence west following said river and the meanders thereof to the eastern limits of the city; thence following the city limits to the point of beginning.
shall be recorded until it shall have been approved in accordance with the provisions of this title and the Iowa Code and by a resolution of the council, said resolution being certified by the mayor and clerk. Said approved plat and accompanying certificates and documents shall not be considered valid until they are filed and/or recorded in the county recorder's, auditor's and assessor's offices.
C. Conformance With Statute: The provision of this title shall be construed to be in conformance with Iowa Code chapter 354. The provision of Iowa Code section 354.8 are specifically adopted by reference. (2008 Code § 28-2)
