1149.01  ZONE DISTRICT LOT, YARD AND HEIGHT REGULATIONS.
   The minimum lot area, minimum width of lot, minimum depth of lot, minimum front yard, minimum width of each side yard, and maximum building height for each district shall be as shown in the following schedules, except as otherwise provided elsewhere in the Zoning Ordinance.
   (a)   Lot, Yard and Height Requirements for Single and Two-Family Dwellings in “R” Districts.

      (1)    Dimensional requirements for other principal permitted nondwelling buildings in "R" Districts. All other principal permitted nondwelling buildings in "R" Districts shall be erected, altered, enlarged and maintained in accordance with the lot, yard and height requirements of the applicable zone district; except that nondwelling buildings may exceed the height limit provided that the minimum side yard for any building exceeding a height of thirty-five feet is increased by one foot for each three feet or major fraction thereof by which the building exceeds thirty-five feet.
      (2)    Residential conversions. Residential conversions to provide two-family and multi-family occupancy shall be permitted provided that:
         A.    The lot, yard and height requirements and all other requirements of the Zoning Ordinance for the applicable zoning district shall comply after conversion;
         B.    Such structure shall contain no less than 850 square feet of living space per dwelling unit;
         C.    Adequate ingress and egress shall be provided in accordance with State and local laws; and
         D.    All alterations shall be done in accordance with local housing, building, plumbing, heating and electrical codes. Where a structure has deficiencies with respect to these codes, such deficiencies shall be corrected at the time of conversion.
 
   (b)   Lot Size, Area, Setback, Building Height and Coverage Standards for Other Than Single and Two-Family Dwellings.
