The Zoning Ordinance has been adopted in order to:
(a) Establish zoning districts and to regulate therein the use of land and structures for residential, commercial, manufacturing and other purposes.
(b) Regulate the location, height, bulk and size of buildings and structures, the size of yards, courts and open spaces; the percentage of a lot which may be occupied by a building or a structure, and the density of population.
