725.04 ADDITIONAL PARK REGULATIONS.

   Due to the unusual nature of trailers and trailer parks, this use will be permitted only in commercially zoned areas, subject to the following restrictions:

   (a)    Minimum lot size shall be 4,000 square feet.

   (b)    There shall be a maximum of eight trailer lots per gross acre.

   (c)    Twenty per cent (20%) of the total trailer park area is to be provided as open space.

   (d)    Between each trailer lot line and trailer, there shall be maintained ten feet of open space on the front, rear and side opposite patios; twenty-five feet on the patio side of trailer.

   (e)    A minimum of 180 square feet of patio space, hard surfaced as concrete, black top or flagstone, shall be provided for each trailer space to allow access to the out-of-doors by trailer dwellers. All mobile homes shall be located at least twenty-five feet from the trailer park property line.

   (g)    Park streets will be provided by the owner of the trailer park. These streets will be maintained as private streets by the owner of the park, but private streets within the park must be comparable in maintenance, construction and condition to City streets.

   (h)    Each trailer space within a trailer park shall be provided with off-street parking space of at least 180 square feet in size.

   (i)    Sidewalks shall be built along both sides of each private street constructed which will conform to the specifications contained in the City minimum specifications for public sidewalks.

   (j)    Lawns shall be provided for each trailer space.

   (k)    Screening barriers or buffer strips shall be erected around the perimeter of each such trailer park. The buffer will be a minimum of ten feet wide. Deciduous or evergreen plantings shall be installed to screen objectionable views of nonresidential uses, traffic movement and rear and side yards of bordering properties from the occupants of each trailer unit.

   (l)    In order to reduce glare and supply livable surroundings at least one tree shall be planted in each trailer lot.

   (m)    All expansion or material alterations of existing parks must conform to this section.
