§ 94.15 PROHIBITED ACTS.
   It shall be unlawful to:
   (A)   Refuse to sell or rent after the making of a bona fide offer, or to refuse to negotiate for the sale or rental of, or otherwise make unavailable or deny, a dwelling to any person because of race, color, sex, age, religion, disability, national origin, ancestry, sexual orientation, marital status, parental status, military discharge status, source of income, gender identity, or housing status.
   (B)   Discriminate against any person in the terms, conditions or privileges of sale or rental of a dwelling, or in the provision of services or facilities in connection therewith, because of race, color, sex, age, religion, disability, national origin, ancestry, sexual orientation, marital status, parental status, military discharge status, source of income, gender identity, or housing status.
   (C)   Make, print or publish, or cause to be made, printed or published any notice, statement or advertisement with respect to the sale or rental of a dwelling that indicates any preference, limitation or discrimination based on race, color, sex, age, religion, disability, national origin, ancestry, sexual orientation, marital status, parental status, military discharge status, source of income, gender identity, or housing status, or an intention to make any such preference, limitation or discrimination.
   (D)   Represent to any person because of race, color, sex, age, religion, disability, national origin, ancestry, sexual orientation, marital status, parental status, military discharge status, source of income, gender identity, or housing status, that any dwelling is not available for inspection, sale or rental when such dwelling is in fact so available.
   (E)   For profit, to induce or attempt to induce any person to sell or rent any dwelling by representations regarding the entry or prospective entry into the neighborhood or the community of a person or persons of a particular race, color, sex, age, religion, disability, national origin, ancestry, sexual orientation, marital status, parental status, military discharge status, source of income, gender identity, or housing status.
   (F)   Discriminate in connection with borrowing or lending money, guaranteeing loans, accepting mortgages or otherwise financing a real estate transaction.
   (G)   Discriminate by denying or delaying the processing of, a loan or other financial assistance to a person applying therefore, for the purpose of purchasing, constructing, improving, repairing or maintaining real estate, or discriminate in the fixing of the amount, interest rate, duration or other terms and conditions of such loan or other financial assistance.
   (H)   Discriminate in appraising the value of real estate or in the sale of insurance in connection with a real estate transaction.
   (I)   Enter into a listing agreement which discriminates against any person.
   (J)   Act or undertake to act as a real estate broker, salesperson or agent with respect to any property, the disposition of which requires the broker to participate in discrimination.
   (K)   Engage in illegal steering.
   (L)   Perform any act of discrimination with the intention or effect of restricting or limiting the housing choice of any person.
   (M)    Aid or abet acts performed in violation of this chapter.
   (N)   Coerce, intimidate, threaten or interfere with any person in the exercise or enjoyment of, or on account of his or her having exercised or enjoyed, or on account of his or her having aided or encouraged any other person in the exercise or enjoyment of, any right granted or protected by §§ 803, 804, 805 or 806 of Title VIII of the Civil Rights Act of 1968. This section may be enforced by appropriate civil action.
