§ 132.03 OCCUPANT’S DUTIES AND RESPONSIBILITIES.
   (A)   General. Every occupant shall comply with all obligations imposed upon occupants by this chapter, as well as all applicable statues, laws, ordinances, codes, rules and regulations of the township, the commonwealth of the state, and the federal government.
   (B)   Peaceful enjoyment. All occupants shall conduct themselves and require all guests and visitors to conduct themselves in a manner that will not disturb the peaceful enjoyment of the rental property by others and that will not disturb the peaceful enjoyment of adjacent or nearby properties any dwellings by the persons occupying same.
   (C)   Disruptive conduct.
      (1)   An occupant shall not engage in, tolerate nor permit others on the premises to engage in disruptive conduct or other violations of this chapter at, within, upon or about the rental property.
      (2)   When an officer of the township investigates an alleged incident of disruptive conduct, he or she shall complete a disruptive conduct report upon a finding that the reported incident did, in his or her judgment, constitute disruptive conduct, as defined in § 132.01.
      (c)   The issuance of three disruptive conduct reports by the township for a single rental property within any rolling 12-month period shall cause the owner of the rental property to be subject to revocation of the rental license issued for that rental property, at the discretion of the township.
      (d)   Each finding by the township of disruptive conduct or other violation of this chapter by an occupant of a rental property constitutes a violation of this chapter and subjects the violator to the penalties set forth in this chapter.
