(A) These subdivision regulations shall apply to all subdivisions of land, as defined herein, located within the planning jurisdiction of the city.
(B) No land shall be subdivided within these boundaries until the following conditions are met.
(1) The subdivider or his agent shall submit a sketch of the parcel to the Plan Commission.
(2) Approval of the preliminary and final plats are obtained from the Commission.
(3) The approved plat is filed with the County Recorder.
