1187.03 ADDITIONAL REQUIREMENTS.

   (a)    Area Requirements. Each motel or motor hotel, including its permitted accessory uses, shall be located on a lot or parcel of land having a frontage of not less than 200 feet, with a minimum average depth of 300 feet, such lot or parcel to contain not less than 60,000 square feet, provided that not more than fifty percent of such lot area shall be covered with buildings or structures of any kind.

   (b)    Yard, Height and Lot Area per Motel Room Regulations. As required and regulated in the district in which located.

   (c)    Signs. As regulated in the district in which located, subject to Chapter 1179.

   (d)    Parking. All areas used for automobile access and parking shall comply with regulations of the district in which they are located and with the applicable provisions of Chapter 1181.

   (e)    Maintenance Responsibilities. The owner, operator or agent of a motel or motor hotel shall be responsible for the maintenance thereof in good repair and safe condition as required by the various Municipal and State codes, and shall also be responsible for maintenance in a clean and sanitary condition of the shared or common areas of the structures and grounds.
