§ 154.025 R-3 RESIDENTIAL DISTRICT - MULTI-FAMILY.
   In the R-3 Residential District, the following regulations shall apply.
   (A)   Uses permitted.
      (1)   Single-family detached dwellings;
      (2)   Single-family semi-detached dwellings;
      (3)   Single-family attached dwellings (row houses);
      (4)   Two-family detached dwellings (duplex dwellings);
      (5)   Two-family semi-detached dwellings (double duplex dwellings);
      (6)   Apartment dwellings when the building is constructed on the basis of a floor-area ratio of not more than four-tenths;
      (7)   Churches or similar places of worship, parish houses, and convents;
      (8)   Public and private schools including colleges and institutions of higher education;
      (9)   Public parks, playgrounds, and municipal recreation areas;
      (10)   Municipal buildings, public libraries, and museums;
      (11)   The tilling of the soil, the raising of crops, fruits, and vegetables, greenhouses, and nurseries;
      (12)   Home occupations and household pets;
      (13)   Wastewater transmission facilities;
      (14)   Electric and telephone public utility transmission and distribution facilities, including substations, water pumping stations, and reservoirs;
      (15)   Signs when erected and maintained in accordance with the provisions of § 154.031 appearing herein entitled “Signs;”
      (16)   Accessory buildings and uses customarily incidental to the above uses; and
      (17)   Bed and breakfast establishments.
   (B)   Height regulations.
      (1)   The height of a building shall be not more than 35 feet, except for apartments, in which case the floor area ratio shall control.
      (2)   The height of a dwelling shall be not less than one story.
   (C)   Area, width, and coverage regulations.
      (1)   The lot area per dwelling unit and lot width shall be not less, and the coverage shall be not less and the coverage shall be no greater, than indicated below.

      (2)   For nonresidential buildings, the coverage shall be no more than 30%.
   (D)   Yard regulations. Each lot shall have front, side, and rear yards of not less than the depth or width indicated below.
      (1)   Front yard depth:
         (a)   Twenty-five feet when the adjacent street, avenue, drive, lane, road, or way is greater than 20 feet in width, except for apartment dwellings; and
         (b)   Twenty feet when the adjacent street, avenue, drive, lane, road, or way is 20 feet or less in width, except for apartment dwellings.
      (2)   Side yards width:
         (a)   Ten feet each for the two side yards on an interior lot, except for apartment dwellings and attached dwellings;
         (b)   Ten feet for the one interior side yard of a corner lot, except for apartment dwellings;
         (c)   Twenty feet for the one side yard fronting along a street, avenue, drive, lane, road, or way that is not defined as a front yard, except for apartment dwellings; and
         (d)   For attached dwellings on interior lots, the ten-foot side yards are only required to be adjacent to the exterior side walls of the building.
      (3)   Rear yard depth: 25 feet, except for apartment dwellings.
      (4)   For apartment dwellings of one or two stories, there shall be a front yard(s), a side yard(s), and a rear yard each of not less than 25 feet; provided that for each story over two, five feet of depth or width shall be added to each yard.
      (5)   See § 154.005(D) for additional provisions.
   (E)   Off-street parking. Parking shall be provided in accordance with the provisions of § 154.045.
