§ 154.024 R-2T RESIDENTIAL DISTRICT; SINGLE-FAMILY AND SINGLE-FAMILY TOWNHOUSE.
   In the R-2T Residential District, the following regulations shall apply.
   (A)   Uses permitted.
      (1)   Single-family detached dwellings;
      (2)   Single-family townhouse dwellings;
      (3)   Churches or similar places of worship, parish houses, and convents;
      (4)   Public and private schools including colleges and institutions of higher education;
      (5)   Public parks, playgrounds, and municipal recreation areas;
      (6)   Municipal buildings, public libraries, and museums;
      (7)   Wastewater transmission facilities;
      (8)   Electric and telephone public utility transmission and distribution facilities, including substations, water pumping stations, and reservoirs;
      (9)   Home occupations and household pets;
      (10)   The tilling of the soil, the raising of crops, fruits, and vegetables, greenhouses, and nurseries;
      (11)   Signs, when erected and maintained in accordance with the provisions of § 154.031 appearing herein entitled “Signs;” and
      (12)   Accessory buildings and uses customarily incidental to the above.
   (B)   Height regulations.
      (1)   The height of a building shall be not greater than 35 feet.
      (2)   The height of a single-family dwelling shall be not less than one story.
      (3)   The height of a single-family townhouse shall be not less than two stories.
   (C)   Area regulations.
      (1)   The lot area per single-family dwelling unit shall be no less than 6,000 square feet.
      (2)   The lot area for an end unit townhouse shall be not less than 7,680 square feet on an interior lot and 9,600 square feet on a corner lot.
      (3)   The lot area for an interior unit townhouse shall be not less than 4,800 square feet.
   (D)   Width regulations.
      (1)   For a single-family dwelling, the lot width at the front yard building line shall be not less than 60 feet on an interior lot, and 78 feet on a corner lot.
      (2)   For an end unit townhouse, the lot width at the front yard building line shall be not less than 32 feet on an interior lot, and 40 feet on a corner lot.
      (3)   For an interior unit townhouse, the lot width at the front yard building line shall be not less than 20 feet.
   (E)   Yard regulations. Each lot shall have front, side, and rear yards of not less than the depth or width indicated below.
      (1)   Front yard depth:
         (a)   Twenty feet for a single-family dwelling when the adjacent street, avenue, drive, lane, road, or way is greater than 20 feet in width;
         (b)   Twenty feet for a single-family dwelling when the adjacent street, avenue, drive, lane, road, or way is 20 feet or less in width; and
         (c)   Twenty feet for a townhouse dwelling unit. Adjacent townhouse dwelling units shall have staggered offset front yard depths of not less than two feet, however, the front yard depth of any one unit shall be not less than 20 feet.
      (2)   Side yards width:
         (a)   Twelve feet each for the two side yards on a single-family interior lot;
         (b)   Twelve feet for the one interior side yard of a single-family corner lot;
         (c)   Twelve feet for an interior side yard of an end unit townhouse; and
         (d)   Twenty feet for the one side yard of a single-family dwelling or an end unit townhouse fronting along a street, avenue, drive, lane, road, or way that is not defined as a front yard.
      (3)   Rear yard depth:
         (a)   Thirty feet for a single-family dwelling; and
         (b)   One-hundred feet for a townhouse unit.
      (4)   See § 154.005(D) for additional provisions.
   (F)   Coverage regulations.
      (1)   The coverage for a single-family dwelling shall be no more than 30%.
      (2)   The coverage for a townhouse unit shall be no more than 20%.
   (G)   Off-street parking. Parking shall be provided in accordance with provisions of § 154.045.
