In the R-2 Residential District, the following regulations shall apply.
(A) Uses permitted.
(1) Single-family detached dwellings;
(2) Churches or similar places of worship, parish houses, and convents;
(3) Public and private schools including colleges and institutions of higher education;
(4) Public parks, playgrounds, and municipal recreation areas;
(5) Municipal buildings, public libraries, and museums;
(6) Wastewater transmission facilities;
(7) Electric and telephone public utility transmission and distribution facilities, including substations, water pumping stations, and reservoirs;
(8) Home occupations and household pets;
(9) The tilling of the soil, the raising of crops, fruits, and vegetables, greenhouses, and nurseries;
(10) Signs, when erected and maintained in accordance with the provisions of § 154.031 appearing herein entitled “Signs;”
(11) Accessory buildings and uses customarily incidental to the above; and
(12) Bed and breakfast establishments.
(B) Height regulations.
(1) The height of a building shall be not greater than 35 feet.
(2) The height of a dwelling shall be not less than one story.
(C) Area regulations. The lot area per dwelling unit shall be no less than 6,000 square feet.
(D) Width regulations. For a dwelling, the lot width at the building line shall be not less than 60 feet on an interior lot, and 78 feet on a corner lot.
(E) Yard regulations. Each lot shall have front, side, and rear yards of not less than the depth or width indicated below.
(1) Front yard depth:
(a) Thirty feet when the adjacent street, avenue, drive, lane, road, or way is greater than 20 feet in width; and
(b) Twenty feet when the adjacent street, avenue, drive, lane, road, or way is 20 feet or less in width.
(2) Side yards width:
(a) Twelve feet each for the two side yards on an interior lot;
(b) Twelve feet for the one interior side yard of a corner lot; and
(c) Twenty feet for the one side yard fronting along a street, avenue, drive, lane, road, or way that is not defined as a front yard.
(3) Rear yard depth: 30 feet.

(F) Coverage regulations. The coverage shall be no more than 30%.
