11-3-1: CONCEPT PLAN AND PRELIMINARY DISCUSSION:
Any developer of land within the corporate limits of the City desiring to subdivide or develop said land shall petition the Batavia Plan Commission in order to be placed on the agenda for preliminary review and discussions. The petition to appear before the Plan Commission shall be addressed to the Director of Community Development for the City. Said petition shall be accompanied by a sworn statement verifying that the petitioner is either the owner of the property in question, or has permission from the owner of said property to appear before the Plan Commission for presentation of a concept plan.    A.   Purpose: The purpose for preliminary review of the concept plan is to determine if the plan is viable. All concept plans shall be reviewed and commented upon by the City's consulting planner, prior to submission of a preliminary plat, unless such review is waived by the Plan Commission.    B.   Composition Of Plan: The concept plan may be a free-hand sketch and ten (10) copies should be submitted with the petition. One copy must be a transparency of eight and one-half by eleven inches (81/2" x 11") size suitable for overhead projection. A one hundred dollar ($100.00) review fee shall be charged for each informal appearance before the Plan Commission. (Ord. 93-07, 4-5-1993)
