8-4-3: MINIMUM OFF STREET PARKING REQUIREMENTS:
The following off street parking spaces are required for the specific use:
Agricultural uses, other compatible uses
Subject to petition and public hearing and other regulatory procedures of zoning and planning.
Apartments, located above the first floor of business
11/2 parking spaces per dwelling in addition to the off street parking requirements of any business located within the building.
Automobile sales and/or repairing
1 parking space for each 1,000 square feet of gross land area devoted to open display or sales. Where the area exceeds 10,000 square feet, only 1 parking space need be provided for each 5,000 square feet of land in excess of the first 10,000 square feet contained in the area, or 1 parking space for each 2 employees, whichever is greater.
Automobile service stations
51/2 parking spaces per 1,000 square feet of gross leasable floor area, plus 1 additional parking space per pump and 2 parking spaces per lift, but not less than 10 parking spaces.
Banks, savings and loan and finance companies:
Banks
51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Savings and loan, and finance companies
3 parking spaces per 1,000 square feet of gross leasable floor area.
Bed and breakfast
If sleeping rooms are rented in a single-unit dwelling, 1 additional parking space shall be provided for each renter in addition to the number of off street parking spaces required for residential use.
Business, general retail
51/2 parking spaces per 1,000 square feet of gross leasable floor area, excluding indoor warehousing where not a principal use.
Chapels and mortuaries
1 parking space for each 3 fixed seats or 1 parking space for every 21 square feet of seating area available for assembly purposes where there are no fixed seats within the main chapel, plus 1 additional parking space for each 400 square feet of gross leasable floor area outside the main chapel.
Churches
1 parking space for every 3 seats in the principal room for worship. Where individual seats are not provided, then 20 inches of bench or similar seating shall be considered as 1 seat for the purpose of determining the requirements herein. If no permanent seats, pews, or benches are provided, a gross floor area of 21 square feet shall be considered as equivalent to 1 seat.
Commercial laundries, bottling factories, commercial dairies, frozen food lockers
1 parking space for each 2 employees on the largest shift or for each 400 square feet of gross leasable floor area, whichever is greater, plus 1 additional parking space for each vehicle operated or kept in connection with the use.
Community facilities, such as YMCA/YWCA
2 parking spaces per 1,000 square feet of gross leasable floor area.
(Daycare) childcare center
1 parking space for every employee, plus 1 parking space for each 3 children the facility is designed to accommodate or that the facility is licensed by the state to accommodate, whichever is greater. However, in no event shall less than 3 parking spaces be provided for such use regardless of the number of employees or children.
(Daycare) childcare center, family
1 parking space for every 2 employees or fraction thereof, plus 1 parking space for each 5 children the facility is designed to accommodate or that the facility is licensed by the state to accommodate, whichever is greater. However, in no event shall less than 3 parking spaces be provided for such use regardless of the number of employees or children.
(Daycare) childcare home, family
No off street parking requirements other than the residential requirement in the district in which the family daycare home is located.
Electrical, television, radio repair
51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Government offices, libraries, post offices
4 parking spaces per 1,000 square feet of gross leasable floor area.
Greenhouses
51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Grocery (neighborhood and convenience stores)
51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Helistops
As determined by zoning and planning.
Hospitals
1 parking space for every 2 beds, plus a minimum of 1 additional parking space for every 2 residents or staff doctors and regular employees, including nurses, on the largest shift.
Hotels, motels
A. 1 parking space for each guest (sleeping) room without kitchen facilities, plus 1 additional parking space for each employee or manager.
 
B. 2 parking spaces for each unit with kitchen facilities.
Industrial uses, all
1 parking space for each 2 employees on the largest shift or each 400 square feet of gross leasable floor area, whichever is greater, plus 1 additional parking space for each vehicle operated or kept in connection with the use.
Kennels
1 parking space for each 400 square feet of gross leasable floor area, plus 1 additional parking space for each employee.
Lighted recreational facilities
As determined by zoning and planning.
Medical and dental supplies, retail
51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Mobile home
2 parking spaces per unit.
Mobile home park
A. 2 parking spaces per unit.
 
B. An area of 180 square feet (9 feet x 20 feet) shall be provided for off street parking of an automobile, exclusive of access aisles and/or private driveways.
Mobile home sales, farm implement sales and service and nurseries
1 parking space for each 1,000 square feet of gross land area devoted to open display or sales. Where the area exceeds 10,000 square feet, only 1 parking space need be provided for each 5,000 square feet of land area in excess of the first 10,000 square feet contained in the area, or 1 parking space for each 2 employees, whichever is greater.
Nursing homes and sanatoriums
1 parking space for each 2 residents in accordance with the residence capacity of the home as listed on the required license or permit, plus 1 additional parking space for each employee on the largest shift.
Offices, general
1 parking space for each 300 square feet of gross leasable floor area in the building, plus 1 additional parking space for each 21 square feet of lecture room, classroom and auditorium area.
Offices, professional, including medical laboratories, clinics, health spas, rehabilitation centers, real estate brokers, insurance agents and public health facilities
A. 1 parking space for each 200 square feet of gross leasable floor area or 5 parking spaces for each doctor, dentist, or optometrist, whichever is greater.
 
B. For real estate brokers, insurance agents and other professional offices, 51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Other community facilities
As determined by the zoning and planning.
Parks, playgrounds, historical sites, golf courses and other similar recreational facilities:
A. Parks and playgrounds over 1 acre
1 parking space for each picnic table or 12 parking spaces for each acre of formal park area, whichever is greater.
B. Historical sites
51/2 parking spaces per 1,000 square feet of gross leasable floor area or 12 parking spaces per acre.
C. Golf courses
10 parking spaces per hole, plus 1 additional parking space for each 21 square feet of building or floor area used for public assembly; plus 1 additional parking space for each 400 square feet of gross leasable floor area used for other commercial purposes.
D. Tennis, baseball, softball and football
As determined by zoning and planning.
Personal service shops
51/2 parking spaces per 1,000 square feet of gross leasable area.
Public utility and public services installations and facilities, excluding business offices and repair and storage facilities
As determined by zoning and planning.
Research facilities, experimental or testing laboratories, manufacturing, assembly or packing of products from previously prepared materials, manufacturing of devices or instruments, manufacturing and preparation of food
1 parking space for each 2 employees on the largest shift or for each 400 square feet of gross leasable floor area, whichever is greater, plus 1 additional parking space for each vehicle operated or kept in connection with the use.
Residential
A. 2 parking spaces per single-unit dwelling, including mobile homes.
 
B. 2 parking spaces per unit for 2 or more unit dwellings.
Restaurants:
1 parking space for every 3 fixed restaurant seats and 1 parking space for every 21 square feet of area available for assembly where there are no fixed seats, plus 1 additional parking space for each employee on the largest shift.
Drive-in restaurants, ice cream shops, hamburger stands or other businesses offering food and drink in any form usually consumed on or off the premises
1 parking space for every 3 fixed restaurant seats and 1 parking space for every 21 square feet of area available for assembly where there are no fixed seats, plus 1 additional parking space for each employee on the largest shift.
Riding academies
As determined by zoning and planning.
Schools, public and private:
Elementary and junior high
11/2 parking spaces for each classroom, library, lecture hall and cafeteria plus 1 additional parking space for each 3 fixed seats in the auditorium, gymnasium or other place of public assembly or 1 parking space for every 21 square feet of area available for public assembly where no fixed seats are provided.
Senior high schools
11/2 parking spaces for each classroom or lecture hall, plus 1 additional parking space for each 5 students that the school is designed to accommodate, plus 1 additional parking space for each employee or staff member. For theaters, auditoriums, sports arenas, gymnasiums and similar places of public assembly, in addition to the above, there shall be 1 parking space for each 3 fixed seats and 1 parking space for every 21 square feet of area available for public assembly where no fixed seats are provided. In no event shall less than 10 parking spaces be provided for any use, regardless of number of employees.
Colleges and universities
11/2 parking spaces for each classroom or lecture hall, plus 1 additional parking space for each 5 students that the school is designed to accommodate, plus 1 additional parking space for each employee or staff member. For theaters, auditoriums, sports arenas, gymnasiums and similar places of public assembly, in addition to the above, there shall be 1 parking space for each 3 fixed seats and 1 parking space for every 21 square feet of area available for public assembly where no fixed seats are provided. In no event shall less than 5 parking spaces be provided for any use, regardless of number of employees.
Fraternity and sorority houses
2 parking spaces for each 3 guestrooms in dormitories, fraternity and sorority houses. Each 100 square feet shall be considered equivalent to a guestroom.
Sundry shops and stores
51/2 parking spaces per 1,000 square feet of gross leasable floor area.
Theaters, auditoriums and other places of indoor assembly
1 parking space for each 3 fixed seats or 1 parking space for every 21 square feet of seating area where there are no fixed seats, plus 1 additional parking space for each 2 employees. In no event shall less than 10 parking spaces be provided regardless of number of employees.
Tree farms, commercial
As determined by zoning and planning.
Veterinary clinics
1 parking space for each 400 square feet of gross leasable floor area in the building, plus 1 additional parking space for each employee.
Vocational centers, medical and professional institutions
11/2 parking spaces for each classroom, lecture hall, library and cafeteria, plus 1 additional parking space for each 5 students the school is designed to accommodate, plus 1 additional parking space for each employee or staff member.
Warehouse and other storage
1 parking space for each 1,000 square feet of gross leasable floor area or 1 parking space for each 2 employees, whichever is greater, plus 1 additional parking space for each vehicle operated or kept in connection with the use.
Uses not specified
Where parking requirements for any use are not specifically defined in this section, such parking requirements shall be determined by zoning and planning based on comparable uses in compliance with this section.
