1246.09 PUBLIC SITES, OPEN SPACES AND NATURAL FEATURES.
   Where a park, playground, school or public access to water frontage, which is shown in the Master Plan, is located in whole or in part in a proposed development or subdivision, the Planning Commission shall request the dedication of such area within the development or subdivision. The developer or subdivider shall pay for only that portion of the cost of the public site that benefits his or her development or subdivision, as determined by the Commission. Every developer or subdivider of land for developments or subdivisions not containing public sites is required to provide land or payment in lieu thereof for that portion of benefits from public sites accruing to his or her land development, as determined by the Commission. The Commission shall, wherever possible, establish the preservation of all natural features which add value to residential developments and to the community, such as large wooded areas, watercourses, beaches, areas of historical significance and similar irreplaceable assets.
