(a) Defined. For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
UTILITY SHED. A building or other structure not more man nine feet in height and with not more than 144 square feet of interior floor space, to be used as incidental to the primary use of the property on which it is located.
(b) Installation requirements.
(1) A utility shed may be installed or erected on any property within the township without the placement of footers or foundations beneath the utility sheds, provided that, for the purpose of rodent and vermin control, the utility shed is placed on a concrete slab not less than four inches thick, and further provided that the utility shed complies with all other requirements of this Building Code, including securing a building permit.
(2) Four inches of crushed stone can be used in lieu of a concrete slab in the event that the shed is of the fabricated wooden variety with a treated wooden floor system. Such a system must contain treated skids that elevate the floor of the building a minimum of four inches above grade for air circulation beneath the structure. Wire must be secured to the perimeter skids as a rodent and vermin control measure.
(3) The concrete slab or stone must be no less than two inches larger than the maximum length and width of the shed.
(c) Number per lot. The number of sheds on a lot shall be limited to one.
(d) Location.
(1) Sheds must be located in the rear yard with a minimum setback of three feet from property lines for lots in excess of 10,000 square feet. For lots under 10,000 square feet, this may be reduced to two feet.
(2) Sheds must be located a minimum of ten feet from the house or primary structure.
