(A) District intent.
(1) The “C2” (Business Park/Light Industrial) District is intended to provide a land use category for most low to moderate impact business park and light industrial facilities. This district can be used adjacent to all other commercial districts, agriculture districts and the “R4” and “R5” Residential Districts.
(2) The town’s Plan Commission and Board of Zoning appeals should strive to use the “C2” District to develop a contiguous area, or cluster, for commerce and job creation.
(3) The Plan Commission and Board of Zoning Appeals should not encourage “spot zoning” with this district. The Plan Commission and Board of Zoning Appeals should also strive to minimize lighting, parking lots fronting the major streets, excessive use of signs and traffic conflicts in the “C2” District.
(B) Permitted uses.
(1) Business; auto sales/services:
(a) Automobile body shop (enclosed);
(b) Automobile repair, minor (enclosed);
(c) Automobile service station;
(d) Recreational vehicle sales; and
(e) Oil change service (enclosed).
(2) Business; general business:
(a) Warehouse welding; and
(b) Trade shops.
(3) Communication/utility: radio/TV station;
(4) Industrial uses:
(a) Distribution center flex-space; and
(b) Light manufacturing office complex research center.
(5) Institutional/public facilities: public park/recreation center; and
(6) Miscellaneous: accessory uses.
(C) Special exception uses.
(1) Agricultural uses/service:
(a) Farm equipment sales/service;
(b) Commercial processing agriculture products; and
(c) Commercial storage of agricultural products.
(2) Business; auto sales/services:
(a) Automobile body shop (enclosed);
(b) Automobile repair, major (enclosed); and
(c) Automobile/truck storage (outdoor).
(3) Business; general business: outside storage facility (shall be enclosed with privacy fence);
(4) Communication/utility:
(a) Cellular/communication/radio/television tower;
(b) Pipeline pumping station;
(c) Public wells; and
(d) Utility, substation.
(5) Institutional/public facilities: police/fire station;
(6) Industrial uses:
(a) Bottled gas, storage/distribution;
(b) General manufacturing; and
(c) Industrial park.
(7) Miscellaneous: artificial lake or pond over one acre in size.

(D) C2 District standards.
(1) Minimum lot area: two acres;
(2) Minimum lot width; 200 feet;
(3) Maximum lot depth: three times the lot width;
(4) Minimum lot frontage: 100 feet on a public street with access from said public street;
(5) Sewer and water: requires municipal water or sewer hookup;
(6) Minimum front yard setback:
(a) Sixty feet when adjacent to a primary arterial;
(b) Fifty feet when adjacent to a secondary arterial;
(c) Fifty feet when adjacent to a collector; and
(d) Forty-five feet when adjacent to a local street.
(7) Minimum side yard setback: 40 feet (plus buffer yard);
(8) Minimum rear yard setback: 40 feet for the primary/accessory structure (plus buffer yard);
(9) Maximum lot coverage: square feet of all primary and accessory structures, and impervious surface cannot exceed 60% of the lot area;
(10) Minimum floor area: 3,000 square feet for primary structures;
(11) Maximum structure height:
(a) Forty-five feet for the primary structure; and
(b) Thirty-five feet for accessory structures.
