§ 156.061  OC DISTRICT; INTENT; PERMITTED USES; SPECIAL EXCEPTION USES; STANDARDS.
   (A)   District intent.
      (1)   The “OC” {Office Commercial) District is intended to provide a land use category for low impact office commercial uses. The provisions that regulate this land use district should make the district compatible with all residential districts. This district can be used as a buffer between any residential district and high impact or conflicting land uses.
      (2)   The town’s Plan Commission and Board of Zoning appeals should strive to use this district sparingly.
      (3)   The Plan Commission and Board of Zoning Appeals should also strive to minimize lighting, large parking lots, traffic generation, traffic conflicts and noise generation in the “OC” District.
   (B)   Permitted uses.
      (1)   Business; Office/Professional:
         (a)   Architecture;
         (b)   Bank/credit union;
         (c)   Design services;
         (d)   Insurance office;
         (e)   Planning offices;
         (f)   Professional offices;
         (g)   Real estate office;
         (h)   Secretarial service; and
         (i)   Service organization offices.
      (2)   Business; general business: clinic/medical/dental print shop; and
      (3)   Miscellaneous: accessory uses.
   (C)   Special exception uses.
      (1)   Residential:
         (a)   Dwelling, single-family (upper floors);
         (b)   Dwelling, two-family (upper floors); and
         (c)   Dwelling, multi-family (upper floors).
      (2)   Business; food sales/service:
         (a)   Restaurant; and
         (b)   Restaurant (without alcoholic).
      (3)   Business; personal service:
         (a)   Daycare;
         (b)   Fitness center/gym; and
         (c)   Health spa.
      (4)   Business; office/professional: bank machine/ATM;
      (5)   Institutional/public facilities:
         (a)   Church, temple or mosque;
         (b)   Community center;
         (c)   Government office;
         (d)   Library;
         (e)   Police/fire station;
         (f)   Post office;
         (g)   Public park/recreation center; and
         (h)   School, public/private.
      (6)   Miscellaneous: home occupation #1.

   (D)   OC District standards.
      (1)   Minimum lot area: 9,000 square feet;
      (2)   Minimum lot width: 70 feet;
      (3)   Maximum lot depth: two and one-half times the lot width;
      (4)   Minimum lot frontage: 50 feet on a public street with access from said public street;
      (5)   Sewer and water: requires municipal water or sewer hookup;
      (6)   Minimum front yard setback:
         (a)   Five feet when adjacent to a primary arterial;
         (b)   Twenty-five feet when adjacent to a secondary arterial;
         (c)   Twenty feet when adjacent to a collector; and
         (d)   Twenty feet when adjacent to a local street.
      (7)   Minimum side yard setback: 12 feet (plus buffer yard);
      (8)   Minimum rear yard setback: 12 feet for the primary and accessory structures (plus buffer yard);
      (9)   Maximum lot coverage: square feet of all primary and accessory structures, and impervious surface cannot exceed 70% of the lot area;
      (10)   Minimum floor area: 1,000 square feet for primary structures;
      (11)   Maximum structure height:
         (a)   30 feet for the primary structure; and
         (b)   15 feet for accessory structures
