The establishment, location and use of manufactured or mobile homes as scattered-site residences shall be permitted in any zone permitting installation of a dwelling unit subject to requirements and limitations applying generally to such residential use in the district; and, provided, such manufactured or mobile homes shall meet the following requirements and limitations:
(A) The manufactured or mobile home shall meet all requirements applicable to single-family dwellings and possess ail necessary improvement location, building and occupancy permits and other certifications required by the code;
(B) The manufactured or mobile home shall be larger than 950 square feet of occupied space;
(C) Be placed and anchored onto a permanent foundation;
(D) Utilize a permanent perimeter enclosure foundation in accordance with approved installation standards and in compliance with the Indiana Building Code for single-family residential dwellings;
(E) Be anchored to the ground, in accordance with the Indiana One- and Two-Family Dwelling Code and to the manufacturer’s specifications;
(F) Have wheels, axles and hitch mechanisms removed;
(G) Be located on a lot with sewage and water hookup, and have said utilities connected, in accordance with the Indiana One- and Two-Family Dwelling Code and manufacturer’s specifications;
(H) Be located on a lot with a minimum lot size of 6,000 square feet and shall comply with all other requirements of the Master Plan for the district in which the home is to be located;
(I) Must meet the minimum rear, side and front yard setback line requirements of the zoning ordinance (Ord. 77-Z-107);
(J) Must provide a minimum area of ten feet by 40 feet for off street parking;
(K) The manufactured or mobile home must conform to and be in compliance with Title 675 of the Indiana Administrative Code;
(L) The home shall be covered with one of the following siding materials, and such material shall extend over the top of the foundation:
(1) Residential horizontal aluminum lap siding;
(2) Residential horizontal vinyl lap siding;
(3) Cedar or other wood siding;
(4) Wood grain, weather resistant, press board siding;
(5) Stucco siding; and
(6) Brick or stone siding.
(M) The home shall be covered with one of the following roofing materials and shall be installed onto a surface appropriately pitched for the materials used:
(1) Asbestos shingles;
(2) Fiberglass shingles;
(3) Asphalt shingles; and
(4) Tile materials
(N) The home must be at least comparable to or better than the existing dwellings located in the area, district or neighborhood; and
(O) The home shall have overhangs extending from the roof.
