1135.03 AREA REGULATIONS.
   (a)   Front Yard. The depth of a front yard shall be thirty-five feet, except that where a uniform building line has been established or observed nearer to the street line, on one side of the street, between two intersecting streets, such building line shall be observed.

   (b)   Side Yards. None required, except that where such use abuts a residential use, a ten foot buffer area across the side length of such abutting property shall be required and shall consist of a barrier of natural evergreens with a minimum height of six feet at planting, consisting of two rows staggered at five foot centers. Prior to the issuance of the building permit the property owner shall place upon the land a deed restriction which shall run with the land and shall require the owner, or any subsequent owner, to maintain in perpetuity the buffer strip provided in this section, in the manner provided in this section, including the replacement of trees as necessary.
   (c)   Rear Yards. None required, except where such use abuts a residential use where it shall be equal to that required in abutting residential districts. When abutting a residential use, a thirty foot buffer shall be provided across the rear length of such property which shall consist of a barrier of natural evergreens with a minimum height of six feet at planting, consisting of six rows staggered at five foot centers. Prior to the issuance of the building permit the property owner shall place upon the land a deed restriction which shall run with the land and shall require the owner, or any subsequent owner, to maintain in perpetuity the buffer strip provided in this section, in the manner provided in this section, including the replacement of trees as necessary.

   (d)   Intensity of Use. Every lot of land, or tract shall have a width of not less than twenty feet at the street line. See parking regulations in Chapter 1145.
